A rent receipt for a Zelle payment is a short written record from the landlord that names the property, the rent period, the amount received, the date, the Zelle confirmation or sender, and any balance still owed. A Zelle memo may identify the month, but it is not a running account of rent due and paid. The receipt adds the rental period and the balance you recorded.

The example below shows two payments toward one month’s rent and the balance after each payment.

What a Zelle confirmation records — and what it doesn’t

When a tenant sends rent through Zelle, both sides get a confirmation from their bank. It typically shows:

  • The amount
  • The date and time
  • The sender’s and recipient’s registered names
  • A confirmation or transaction number
  • Any memo the sender typed

The details vary by bank. A memo may name the property and month, but the confirmation does not calculate the remaining rent balance. Check the incoming transaction in your own account before issuing a receipt; a tenant’s screenshot alone may show a payment that is still pending.

That gap is what the receipt fills. Think of the confirmation as the bank’s record and the receipt as the landlord’s record. You want both.

Check the rent period and remaining balance carefully. An accurate transfer amount can still be assigned to the wrong month.

Completed example: a partial Zelle payment

Rent is $1,800 due October 1. On October 1 the tenant sends $1,200 by Zelle with the memo “oct.” The receipt:

When the second $600 arrives on October 9, issue a second receipt for that period showing $600 received and a $0 remaining balance. Two receipts, one month, both referencing “October 2026.” The second receipt should also note that the two payments total $1,800.

Keep the receipt consistent with the ledger

A receipt and a ledger are the same fact recorded in two places. The receipt is the tenant’s copy for one payment; the ledger is your running record across months. Enter the payment in the ledger first, then use the same amount and balance on the receipt.

For the example above, the ledger line for October reads:

Before the second payment, the running balance is $600 — which is exactly the “remaining balance” printed on the first receipt. When to send the receipt

Send it the day the Zelle deposit posts, by whatever channel the tenant normally uses. Use a format that meets applicable receipt requirements and that both parties can retain. If a tenant asks for a history, provide the individual receipts or a ledger with supporting payment records. A reconstructed ledger can be useful too, provided its sources and any unresolved gaps are clear.

A note on Zelle sender names

Tenants often send from a spouse’s or parent’s account. The confirmation then shows a name that isn’t on the lease. Put the lease name in “Received from” and the actual sender in the reference line: Zelle from "M PATEL" on behalf of tenant. That way the receipt matches the tenancy and the bank record at the same time.
