A good rent reminder text is short, names the amount and due date, tells the tenant how to pay, and goes out before rent is due — not after. Start with one reminder a few days before the due date. The examples below offer different timings; you do not need to send all three.
Below are copyable versions of each, with variations for a tenant’s first month and for tenants who have paid on time for years. Use them as written or customize a rent reminder text with your tenant’s name, amount, and due date filled in.
Why remind tenants before rent is due
A reminder helps a tenant who has forgotten the date or payment instructions. It won’t solve a shortfall in their budget. Keep the message factual and give them a way to reply if there’s a problem.
Agree on a useful channel and frequency, and check the ledger before sending. Stop reminders for a period once the payment is recorded.
Choose a reminder time
Three days before
This gives the tenant time to check the amount and payment instructions before the due date.
Hi Sam, quick heads-up that rent of $1,650 for October is due Thursday, Oct 1. You can pay the usual way — Zelle to this number or a check in the box. Thanks! — Jane
The day before
Shorter. Skip it for tenants who reliably pay early; use it for tenants who tend to pay on the last possible day.
Hi Sam, reminder that October rent ($1,650) is due tomorrow, Oct 1. Let me know if you have any questions. — Jane
On the due date
Neutral, not accusatory. Rent isn’t late yet.
Hi Sam, today is the due date for October rent ($1,650). If you’ve already sent it, thank you and ignore this. — Jane
That last line matters. Payments cross in the mail (or the app), and a tenant who paid an hour ago shouldn’t feel scolded.
First-month reminders
A new tenant doesn’t know your routine yet, so the first reminder does double duty: it reminds and it explains.
Hi Sam, welcome again! Just so you know how rent works here: $1,650 is due on the 1st of each month. I’ll send a quick reminder a few days before. You can pay by Zelle to (555) 010-2000 or leave a check in the mailbox at 48 Maple. Your first full month’s rent is due Oct 1. — Jane
If the first month was prorated, name both amounts so there’s no confusion:
Hi Sam, reminder that your first full month’s rent of $1,650 is due Oct 1. (The prorated $825 for September 16–30 was already paid — thank you.) — Jane

Reminders for long-term tenants
Ask whether an established tenant wants a monthly reminder. If they do, a short message is enough:
Hi Sam, the usual reminder — October rent ($1,650) is due Thursday, Oct 1. — Jane
Or skip the reminder entirely and send a thank-you after payment instead. The goal is on-time rent, not a message count.
Reminder vs. overdue message: keep them separate
A reminder goes out before or on the due date. It has no consequence attached, because nothing has happened yet. An overdue message names the outstanding amount after the due date. A late-fee grace period can delay a fee without changing the rent due date; check the lease and applicable rules before adding a fee. Mixing the two — putting “late fees apply after the 5th” in a friendly three-days-before text — can distract from the simple payment reminder.

What every reminder should include
- The tenant’s name
- The amount
- The due date, with the weekday (“Thursday, Oct 1” is clearer than “10/1”)
- How to pay, if there’s any chance they’ve forgotten
- Your name — a text from an unknown number with “rent due” in it reads like spam
A few sentences are usually enough. Save a longer discussion of payment arrangements for a separate message.
